COST TO REMODEL A KITCHEN OR KITCHEN RENOVATION IN 2025 IN SHELBY, NC AND SURROUNDING AREAS

Are you tired of an old and outdated kitchen and not comfortable bringing guests or in-laws into your kitchen? Do you dream of a beautiful kitchen with quartz countertops and new cabinets with a kitchen island or a peninsula, but cost is the major factor, or does your kitchen just need some minor updates where you are happy with a layout, but not happy with outdated cabinetry and appliances?  It’s difficult to know the exact cost of your kitchen remodeling project from the onset. However, it's good to start thinking about your remodeling budget as early as possible. We are here to help you answer some common questions. Let’s compare costs based on historical data in a major city nearby.

WHAT’S THE AVERAGE BUDGET FOR A KITCHEN RENOVATION IN CHARLOTTE, NC?

Depending on the size of your kitchen, you can expect to pay:

  • $10,500 and more for a smaller kitchen (70 square feet)

  • $14,500 to $21,750 for a medium-sized kitchen (100 to 150 square feet)

  • $29,000 or more for a large kitchen (200+ square feet)

However, this is the average cost of renovation with basic style and materials, and it is not a full kitchen remodel since other factors play the role. Campara Construction will give you a kitchen renovation detailed estimate based on your needs and customize the materials and layout for your kitchen depending on a budget.

HOW DO I BUDGET FOR MY KITCHEN REMODEL?

Embarking on a kitchen remodel is an exciting journey! To ensure your project is both enjoyable and financially sound, setting a well-planned budget is essential. Here's how to make the most of your investment:

Prioritize Your Renovation Goals

A clear budget helps you focus on what matters most. For instance, if you're working within a tight budget, you might opt for cost-effective flooring solutions, allowing you to indulge in those luxurious marble countertops you've been dreaming about.

Invest Wisely with the 5-15% Rule

Industry experts recommend distributing between 5% to 15% of your home's current value to your kitchen remodel. This strategy not only enhances your living space but also boosts your home's resale value. For example, if your home is valued at $500,000, consider investing between $25,000 (5%) and $75,000 (15%) in your kitchen upgrade. Spending less than 5% might not significantly change your home's value, while exceeding 15% could lead to diminishing returns when it's time to sell (provided you sell your home in a short period of time).

By thoughtfully planning your budget, you can create a kitchen that's both beautiful and a smart investment in your home's future.

CAN I REMODEL MY KITCHEN FOR $10,000?

Embarking on a kitchen remodel with a $10,000 budget is not only possible but can also yield impressive results with thoughtful planning and strategic choices. Here's how you can achieve a stunning transformation without breaking the bank:

1. Assess Your Layout and Location

Your geographical location and existing kitchen layout play significant roles in renovation costs. In areas with a higher cost of living, expenses may be greater, so it's essential to tailor your plans accordingly.

2. Opt for Budget-Friendly Materials

  • Cabinetry: Consider ready-to-assemble (RTA) cabinets from retailers like IKEA or budget-friendly options from home improvement stores such as Lowe's. These can offer stylish designs at a fraction of the cost.

  • Countertops: Materials like laminate or butcher block provide an appealing look without the premium price tag of granite or quartz.

  • Flooring: Affordable options like vinyl or laminate flooring can mimic the appearance of more expensive materials while being cost-effective and durable.

3. Embrace DIY Opportunities

If you're handy, taking on some tasks yourself can lead to substantial savings. Painting walls, installing backsplash tiles, or assembling cabinets are projects that many homeowners can tackle with confidence. However, always ensure that any work follows local building codes and regulations.

4. Maintain Existing Appliance Placements

Keeping major appliances in their current positions can help you avoid the other costs associated with moving plumbing and electrical connections, which often require professional assistance.

5. Plan Meticulously

A detailed plan is your best ally. Prioritize essential upgrades and allocate your budget to areas that will have the most significant impact. This approach ensures that your funds are used efficiently, and your remodel stays within budget.

By carefully considering these factors and making informed decisions, you can achieve a beautiful and functional kitchen remodel within your $10,000 budget. Remember, creativity and strategic planning are key to maximizing your investment and creating a space you'll love for years to come.

THE DIFFERENCE BETWEEN KITCHEN REMODEL AND RENOVATION

Kitchen renovations are usually more affordable than kitchen remodeling.

Kitchen remodel involves changing a kitchen lay out, structure and style. It involves complete change out of a kitchen style and sometimes expanding the space. This would be considered a FULL KITCHEN REMODEL. It may involve electrical and plumbing work and sometimes removing a load bearing wall to expand the space. This is a major project involving structural integrity of your house and load bearing ability. We have done kitchen wall removal and if it is a load bearing wall we will bring a structural engineer to give us recommendation and the seal of completion after the work is done and inspected. This protects you as a homeowner from a major disaster.

With a kitchen renovation there is no need to configure the space, and the layout stays the same. It normally involves freshen up the paint, change the cabinet door handles, faucet, sink or a countertop.

Bigger scale and cost than kitchen remodeling and renovations would be adding a space to kitchen by removing a wall. This can expand your kitchen space or create an open space kitchen (open space concept) and it depends on the layout of the joists, heights, supports, types of flooring what the cost is.

Building a separate space for the kitchen by adding on to the house (even a bum out) would be considered add on house addition. We have done kitchen additions, master suite additions or space conversions and the costs vary depending on a house exterior, built on slab or foundation, height of the wall, roof layout.

To build a kitchen addition in Charlotte, NC I would estimate an average of $300 per square foot for a basic design and features, but it can go much higher. It is closely related to the price per board foot of custom kitchen cabinets. I have an approximate formula for rough estimates on that based on historical data and STACK software data.

Both options can bring the value of your kitchen up.

COST OF A MINOR KITCHEN REMODEL IN FEBRUARY 2025

An educated guess based on current inflation (which is lower now than it was a year ago that it will cost a minor kitchen remodel job in 2025 (average based on January 2025 2.9% inflation rate) is $32,275 with features as an example below:

“In functional outdated 200-square-foot kitchen with 30 linear feet of cabinetry and countertops, leave cabinet boxes in place but replace fronts with new shaker-style wood panels and drawer fronts, including new hardware. Replace cooktop/oven range and slide-in refrigerator with new energy-efficient models. Replace laminate countertops; install average priced sink and faucet. Add new LVP flooring. Finish with painted walls, trim, and ceiling.”

Based on the US national data we can predict

COST OF MAJOR KITCHEN REMODEL IN FEBRUARY 2025 to be average of $82,302 in Charlotte, NC and surrounding area for a mid-range size kitchen.

This would include 3x5-foot island; laminate countertops; and standard double-tub stainless steel sink with standard single-lever faucet. Include energy efficient range, vented range hood, built-in microwave, dishwasher, garbage disposal, and custom lighting. This would include LVP water resistant flooring, new paint on the ceiling, walls and trim.

COST OF UPSCALE OR CUSTOM KITCHEN REMODEL IN FEBRUARY 2025

would be an average of $163127 in Charlotte greater area in February 2025. This would be a 200-square-foot kitchen with 30 linear feet of top-of-the-line custom white cabinets with built-in sliding shelves and other interior accessories and a kitchen island. It would include stone countertops with imported ceramic- or glass-tile backsplash; built-in refrigerator, commercial-grade cooktop and vent hood, wall oven, and built-in microwave unit. Install high-end undermount sink with designer faucets and designer tile flooring (Floor and Decor in Pineville or Mooresville, or similar place to get some nice tiles).

Keep in mind that all the electrical work in your kitchen including rewiring and new wiring of appliances needs to be performed by a licensed electrician. For new built onto the house kitchen additions (where you normally need a new sub-panel box or connection to existing wiring a permit needs to be pulled in your county by an electrician to do the work).

If you decide to paint kitchen cabinets, for heavens’ sake do not use chalk or flat paint. I don’t recommend using latex paints and only special spray grade cabinetry paints (such as Chem Aqua or waterborne lacquer based paints) with compatible primer should be used. There are other brush and roll options that we can recommend. Kitchen cabinets are exposed to hot and humid environments and latex will peel

IS A KITCHEN REMODEL A GOOD INVESTMENT

Your kitchen remodel is a great investment if you can plan the budget, plan the kitchen layout or get a help from an expert. After all kitchen is a place that you will be at daily, when friends and family visit to show them a new beautiful kitchen and is the soul of your home. Also, with the rising cost of housing, investing into your kitchen at the end pays back. The homes that are listed for sale will sell 90% faster if the kitchen is updated.

HOW TO SAVE MONEY ON KITCHEN REMODEL

Painting kitchen cabinets instead of replacing them would save a significant amount of money. Our company Campara Construction also provides kitchen cabinet high end paint finishes with 2-year warranty under normal wear and tear circumstances. Updating your cabinets means restaining, repainting or refacing the doors and can help if the budget is not enough to consider replacing cabinets. Our prices start at $4000 to update a small kitchen with a fresh paint finish that will be durable and made to last.

THE MOST EXPENSIVE PART OF KITCHEN REMODEL

The most expensive part of a kitchen remodel would be kitchen cabinets with an average home in Charlotte, where a homeowner spends an average of $23000 for a typical size home, with a medium sized kitchen (no island) and a mediocre quality cabinet. This can go up adding an island and using semi-custom or custom style cabinets. The cost of tiles with installation ranges from $23 to $35 a square foot, but for oversized or some custom tiles can go up to $50/square foot. Average kitchen painting cost in Charlotte (walls, ceiling, molding) is $3850 including material and labor. Campara Construction cabinet installation prices start at $2500 for a smaller size kitchen including a dishwasher hook up.
